I lived in this apartment complex for a year, and it was a year too long. I highly recommend anyone and everyone to steer clear on this property. Upon moving in in September 2022, I had driven 15 hours to Austin, TX to find that I was given the wrong apartment that was promised to me. Not only was that a major issue, the apartment was filfthy. It had not been cleaned / there was a noticeable mold issue (images attached below). Within two weeks of living there, our AC unit went out (it’s still 90s/100s in September in Austin). This happened on a Saturday, and there was no emergency line available to get ahold of anyone anywhere, that has now since been updated since our incident. But because of this, we had to get a hotel for two days in fear of our bulldog having a heat stroke. Finally that coming Monday, whenever we were able to get ahold of the office, they showed no sympathy. I politely asked to be reimbursed for the hotel rooms, and I was left with no response from the Landmark team. I had to escalate it to the VP of RPM Living to get any type of response. The biggest kicker was they didn’t replace the AC unit for 14 days, and they gave us ONE portable unit to cool down our 1200 sq foot apartment. The only livable room was the bedroom, so we were essentially barricaded in there for 14 days. Landmarks response to all of this was to take $500 off our over priced rent for one month. Also, these apartments are extremely overpriced. We were paying $2800 for a 2 bed/2 bath and lemme tell ya, they’re the furthest thing from luxury. The tiles in the bathroom started peeling immediately, none of the window shades worked, and the closet doors were constantly breaking. You can find other apartments, in better locations, for significantly less money. Lastly, we had a devastating event happen. Our neighbor in the complex was found outside of our apartment unconscious, and we performed CPR on the individual until the ambulance came. He sadly ended up passing away, and when reported to the Landmark team a member of the front office replied: “they’re dropping like flies out here.” It was such a disgusting response, given the traumatic event that had just occurred/extremely insensitive. So, a long winded answer to say: do not live here. Look somewhere else and you will be MUCH better off.

I’ve been here for about two and a half months and I’ve had a pleasant experience. Aaron T., from leasing, came in when my roommate and I had to find a place on a whim; we were subleasing and were needing to vacate a month sooner than what was communicated. Luckily, the team at Barton understood and worked with our crazy holiday schedules, and we were moved in fairly quickly. Thanksgiving was right around the corner, and the staff put together a lovely to-go turkey day meal, that made me feel at home. The place is beautiful. The neighbors are nice and friendly. This complex has been here for decades, and that definitely comes with needs for updates, but Landmark has done a great and speedy job with meeting my needs. A great view, safe environment for LGBTQ+ community, and definitely an oasis from the overcrowded complexes.

I generally don't write negative reviews, but my experience with the employee who handles the emergency maintenance calls has been SO BAD that I feel the need to speak up. If it had been a one-off thing I could let it slide, but this is the second time I've been treated by this employee with disrespect and 0 sympathy. The first time was around July/August when my AC began to break down. I put in a request several weeks earlier but it wasn't fixed, then it completely went out on a Sunday morning in extremely hot weather, well over 100 degrees. I called after-hours/emergency maintenance and the man on the phone was very short and extremely rude to me, as if I was somehow inconveniencing him. He did not mention that I needed to be home for maintenance to complete my request (I've had requests completed at this complex without being home, and the AC units are not even inside the apartment anyway). I wasn't contacted a single time while I was gone (I did provide a callback number/email), and I came home to an even hotter apartment. I called again and the same man on the phone was extremely rude and treated me as if I was stupid for having not been home earlier, even after I mentioned that my home was about 108 degrees and obviously uninhabitable. He said he would contact the maintenance crew again, I said that would be great, and condescendingly asked if I would actually be home this time, which I had already said I would be. I said yes and he abruptly hung up on me. No "sorry this happened to you," no "have a nice day," nothing. I cannot even describe what the next 5 hours at my apartment were like, being forced to wait on maintenance in an un-conditioned apartment during the hottest part of the day at the hottest time of the year to the point that I was physically sick. Eventually I was brought a window unit and my broken AC was fixed, but I was never compensated for the borderline torture I went through having to essentially beg for my AC to be fixed. I understand that mechanical systems break sometimes, but the way I was treated for something out of my control was incredibly shocking. More recently, I lost the keys to my apartment and was locked out. I called the after-hours maintenance number, unfortunately only about 20 minutes after the office had closed. I was hoping that lock-outs would be covered by emergency maintenance, and was happy to hear that they were mentioned in the recorded message/answering machine as being considered an emergency. The same rude man picked up. I explained my situation and he sounded extremely annoyed and shortly said that I need to call a locksmith at my own expense. I was so taken back by his rudeness that I just said Ok and froze up, trying to ask about the confusing automated voice message and confirm that lockouts aren't covered. This man hung up on me AGAIN without saying a single word, he did not ask if there was anything else he could me with and did not even bother to say goodbye. I do not understand the logic of being so inconsiderate and mean, behaving as if I am being a burden to him when it is his literal job to help me and other residents if we believe we're having an emergency. To be clear, my issue isn't that apartment lock-outs aren't covered, it's with the mean and nasty way I am spoken to by someone who is being paid (through MY rent) to answer my call. I've had a generally good day-to-day experience living here and it's pretty hard for one employee to upset me so much that I feel that it reflects poorly on the entire living experience. It's not comfortable feeling that, if something else were to happen in the future that would necessitate me calling emergency maintenance again, the person on the other end of the line sees me as annoying, a burden, and genuinely does not care about what happens to me.

Very poorly ran apartment complex and would not recommend to anyone for the price range they charge. Have been here for almost 2 years and the first year there was no issues at all, since the second year and a change of staff in the office the quality of living here has gone down hill. Trash has been popping up more around the complex, aggressive dogs keeping you from using amenity areas, abandoned cars left in parking spaces that you have to keep bothering the office about to move. Just seems likes paying this much for low quality living isn’t a smart move and wouldn’t recommend this complex to any of my friends or family.

As a current tenant, I echo all the sentiments about avoiding this complex. I’ve had a slew of issues over the last 2.5 years, but at least then, we had managers who cared enough to try to keep tenants. The new management is raising rent higher than brand new complexes downtown while ignoring the condition and safety of its current tenants. Additionally, they serve 48 hour eviction notices to anyone that misses a rent payment even over holidays or while traveling. There are foundational cracks everywhere, broken limbs from the last ice storm precariously dangling over tenants cars, and they are pushing so many tenants out that there is never a moment of peace and quiet even while inside your unit. They make no attempt to notify tenants of water shutoffs, maintenance, or any basic courtesy. If you are looking for a quick fix, sure try this complex if you want to spend an astronomical amount with 1980s classic Austin charm, but if you are looking for a long term community, this is no longer it. And no - that does not mean we want our rent going towards more “free food” or “complex activities”.

I moved into landmark during quarantine. Despite external challenges, the staff was incredibly helpful (and they still continue to be)! I love the location of these apartments... they are tucked away in the trees and within walking distance to the greenbelt- but they are still just a short drive from downtown! The apartments are great with lots of natural light.
